Brickstarter Review for Hong Kong: Euro Property Costs and Exit Conditions

What Hong Kong readers should check about Spanish project contracts, euro funding, return forecasts and the unverified referral reward.

Best for

Hong Kong investors seeking a particular Spanish property project, after verifying residence eligibility and accepting losses and an uncertain exit.

Check the country and contract before paying from Hong Kong. €50 is an advertised product minimum, not a verified referral threshold or immediate exit. Assess the specific rental or resale project after fees and euro conversion; 10.19% project IRR, 4.18% rental yield and 17.06% leveraged final-buyer return are different estimates. IASIJOEF has no verified current invitee bonus. Consider investing only if the project suits you without it.

Pros

  • Advertised investments start at €50, so a first project does not require buying a whole property
  • Property pages identify the location, project type and assumptions behind rental or resale forecasts
  • Brickstarter arranges acquisition, renovation and property management rather than leaving you to run a tenancy
  • An account dashboard lets investors follow the property's performance
  • Public pages distinguish gross rent, net rent and other financial measures

Watch-outs

  • Brickstarter explicitly warns that part or all of the invested capital can be lost
  • No current invitee bonus, qualifying threshold or release timetable is verified for our link
  • A €50 product minimum says nothing about how quickly an investment can be sold or redeemed
  • Detailed financial information and documents on the inspected project require registration
  • The public legal URL redirected to the home page, leaving the contracting entity and protections to verify before funding
  • Property-specific costs, currency conversion and tax can reduce the return you actually retain

A property investment, with two different ways to earn

Brickstarter describes itself as a property investment platform specialising in tourist apartments in Spain. Its how-it-works page sets out acquisition, refurbishment, letting through a manager and eventual sale. Rental distributions, when there are any, depend on the property's results; the sale can produce a gain or a loss. You are taking exposure to a project rather than opening an interest-bearing savings account.

The current catalogue is broader than the tourist-apartment description. Gran Via Torreblanco 4 in Castellón is labelled a flipping project: a commercial unit is converted into a residential studio, renovated, furnished and offered for sale. A rental forecast on that page helps describe the finished apartment's appeal to its eventual buyer. It does not mean every investor will receive rent throughout the project.

A property project's two possible cash-flow paths: acquisition and renovation followed by rental operations where applicable, then sale. Rental and sale proceeds both depend on the project's outcome; neither is guaranteed.

The contract matters more than the payment partner

The site footer describes a payment partner accredited in France by the ACPR and links to Lemonway. That is information about payment services. It is not proof that the property investment is a protected deposit, that Brickstarter holds an investment-services licence, or that losses are covered.

The public legal-information link redirected to the home page during our check on 14 October 2026. We therefore could not verify the current investor contract, contracting company, investor ownership rights or compensation arrangements from that page. Before paying, obtain the project agreement and identify exactly what you own, who owes payments, how disputes are handled and what happens if the operator or project fails. An account registration is an opportunity to inspect those documents, not a reason to skip them.

What €50 does, and does not, buy

The official product page advertises a minimum investment of €50. This is an entry amount for the product. We found no current terms establishing that investing €50 earns an invitation reward, that the reward is withdrawable, or that your money can be taken back shortly afterwards.

Keeping the first investment small limits the amount exposed to that one project, but not its percentage loss. A 20% loss on €50 leaves €40; a total loss leaves nothing. Those figures illustrate the arithmetic, not a forecast of how this project will perform. Several investments within the same platform also retain exposure to the same operator and property market.

Reading the return figures without mixing them up

Gran Via Torreblanco 4's public page showed an estimated 10.19% internal rate of return and 4.18% net rental return on 14 October. It separately described an estimated 17.06% return for a final buyer using leverage. That buyer is acquiring the finished apartment with a mortgage; their illustration is not the return promised to someone putting €50 into the development.

IRR accounts for the timing of cash flows. Net rental return measures rental profit relative to project investment. A leveraged buyer's return is affected by borrowing and their equity contribution. You cannot add these percentages together or choose the highest one as the platform's annual rate. The same page warns that the estimates are not guaranteed, and its financial tables require an account for fuller inspection.

Three different figures on Gran Via Torreblanco 4: 10.19% estimated project IRR, 4.18% estimated net rental return and 17.06% estimated return for a leveraged final buyer. They measure different things and cannot be added together or treated as guaranteed investor payouts.

Costs to take out of the forecast

There was no complete, current public platform-wide fee schedule in the pages we inspected. Do not infer that investing, managing a property or exiting is free. Read the project's acquisition and legal costs, refurbishment budget, operating and management charges, sale expenses and taxes, and establish which are already deducted from its net forecast.

If you fund a euro project from another currency, your bank or payment provider may also charge for exchange or transfers. A €5 external cost is 10% of a €50 starting investment. This is an illustrative cost, not a Brickstarter fee. At a small investment size, fixed charges can dominate the economics; compare the amount actually invested and received rather than the headline forecast alone.

The exit question to settle before investing

Brickstarter's published process ends with a property sale, and the current flipping example depends on converting and selling the finished unit. Renovation, licensing and finding a buyer are part of the investment, not tasks with a guaranteed completion date. The public project says a rapid sale is not guaranteed.

We could not verify an immediate redemption right, a current secondary-market facility or a universal holding period from these pages. Ask what happens if you need to leave before a sale, whether any transfer is permitted, how it is priced and what it costs. Money needed for an upcoming bill or an emergency fund does not suit an exit dependent on property completion or sale.

Using our referral link without assuming a bonus

Open the offer link before registering. IASIJOEF is the identifier in its URL; we have not verified a separate manual-code field. Confirm your email and complete the account checks requested, then ask Brickstarter to confirm referral attribution and any current campaign in writing before investing for a reward.

The link does not publicly disclose a current invitee amount, qualifying investment, holding period or payment date. Older online invitations are not evidence that their conditions still apply to this link. Disclosure: this is our referral link and we may receive a benefit for a qualifying referral; the inspected pages do not establish its current amount either. Our review values an unverified invitation reward at zero.

Eligibility, funding and leaving the account

The public pages did not establish Hong Kong residence eligibility or a complete country/document list. Check your residence, identity requirements, euro funding and withdrawal account before sending money. An accessible registration page does not confirm eligibility.

Keep a copy of the project documents and payment confirmations. If you decide not to invest, ask support about account closure and personal-data handling. If you have invested, establish how remaining positions and unclaimed proceeds are dealt with first: closing an account should not be treated as an instruction that instantly sells a property investment.

What the small public feedback sample tells us

The Trustpilot page available during this check showed 2.6 out of 5 from 37 reviews, with six in the preceding 12 months. The retrievable page was cached rather than a complete live review feed, so this is a dated snapshot, not a definitive measure of current service.

One visible March 2026 review described confusion registering a company and difficulty getting answers after repeated contacts. It is a user's report, not independently verified proof of a platform-wide pattern. The sample is too small to calculate a likely outcome. The practical test is to obtain clear answers to your own contract, eligibility and exit questions before funding; poor pre-funding communication is reason to wait.

Who should consider it, and who should pass

Consider it if you want this particular Spanish property exposure, understand the project structure and tax implications, have checked all costs and can accept losses and a delayed exit. A small amount can make sense as a limited allocation once those questions are answered.

Pass if the main attraction is a sign-up bonus, if you need a guaranteed yield or immediate access, or if the operator cannot supply the contract and fee information you need. A low starting amount does not compensate for an unclear investment agreement. Compare the project's net expected proceeds and uncertainty with other uses of the money, without assuming a referral award improves the return.

FAQ

Does €50 earn a referral bonus?
€50 is the advertised product minimum. No current bonus threshold or amount is verified for our link; confirm a live campaign before relying on a reward.
Is Brickstarter a savings account?
Its public pages describe property investments with a risk of partial or total capital loss. We have not verified deposit protection for those investments.
Is 17.06% the return on my investment?
That figure on Gran Via Torreblanco 4 describes a projected leveraged return for the buyer of the finished apartment. It is separate from the project's estimated IRR and is not a guaranteed payout to platform investors.
Can I withdraw whenever I want?
An immediate redemption right was not verified. Read the individual project's exit and transfer conditions before investing.
Do all projects pay monthly rent?
No. The published process allows rental distributions when there are profits, but current projects also include conversions intended for resale. Read the cash-flow plan for your project.
Do I type IASIJOEF into a code box?
IASIJOEF is in our referral URL. No separate manual-code flow is verified; start through the link and ask the provider to confirm attribution.
What should I ask before funding?
